Started in 2005 exclusively in the Lehigh Valley, “Rent 2 Own” had begun as a grass roots program to aid consumers with poor credit who could not obtain traditional financing through banks or mortgage companies. Our unique program starts with a phone call to our manager Michael A. Sidlowski. He will take your call at 610.984.7322 from his mobile office and will get you pre-qualified.  Once that procedure is complete, you are ready to start looking for your own home with one of our Realtor’s in the town you want to live in and the house you want to own.

 

Here is how it works:  Let’s say you want to purchase a home and you are comfortable with $1,200.00 per month for your mortgage payment. After we verify you have a good job that can support that payment, along with your monthly bills and expenses, we pair you up with our realtor who will begin finding homes in your price range.

 

In this example a $1,200.00 monthly mortgage payment allows you to purchase a house for $130,000.00. This means we may look at houses approximately 5 -10% higher as we always hope to get the house at a reduced price from what it was initially listed. The Realtor will send you listings via e-mail. After you review these listings you decide which ones you would like to visit. Through this process you begin to understand the market value based on the number of bedrooms, bathrooms and different neighborhoods you are looking in. You become part of the process of finding your own home.

 

Once you fall in love with your dream home, we at Rent 2 Own place an offer on the home in your behalf.  If the offer is accepted, we purchase your home which we will Lease/Option back to you.   For how much you ask?   For how long you ask?

 

In our example, once the offer has been accepted a payment of $2,000.00 is due, which is applied to the purchase price of $130,000.00. Your first month’s rent is due right before you move in, usually 15-45 days after the offer is accepted. This date can vary depending on the closing date. $200.00 of your monthly mortgage payment is also applied to the purchase price, which helps to build in closing cost and down payment monies.

 

You have as long as you need to buy the home from us and through steady employment and steady monthly payments, you will be working to repair your credit woes and restore your ability to obtain a mortgage from an accredited lender. Once you do that you can exercise your Option Agreement and can purchase the home from us.
